SITE VISIT

HOME SITE ANALYSIS & MEASURE UP

Due to Covid-19, the class was not able to do a typical site visit, instead, we were required to complete site analysis of our own house.  I was required to draw and document my own house, specifically the kitchen and bathroom. I enjoyed practising high-quality drafting documentation that was clear to read and accurately drawn with correct annotations, dimensions. I was required to discuss the overall residential building as well as the relevant drawing that would be required for a renovation. Programs used to complete these activities were Bluebeam and Sketchbook.

The existing site was an Ashgrovain style Queenslander home with a triple gabled roof and built-in ‘sleep outs’.  It was built in 1939 the inter-war period. Research suggests that it was historically the train conductors house as it is extremely close to Newmarket train station. The design and layout of the house was typical for that of a middle-class family at the time. It has had various renovations throughout the years and a kitchen/laundry in the 1970s. Today, the lot is zoned as character residential under Brisbane City Council's (BCC's) City Plan like many in the area.  The Character zoning means the street appearance of the house must remain consistent with that of the inter-war period.

Typical drawings that are required for a renovation are the following: 

- Boundary locations 

- Council plans  

- Existing architectural drawings

- Plans/elevations/details were available

- Electrical plans where available 

- Plumbing plans where available

- Structural/footing location plans 

- Town planning restrictions within the site

- Surveying documents

- Geo tech reports 

- Location of in-ground services from relevant authoritative bodies
